A magnificent apartment in new avenues, with excellent location, great areas and a huge potential, would be irresistible was not a serious structural problem at the level of the slab, situation that forced the previous owner to desist from work that had programd and replacing the property on the market.
The current owner purchased this property, aware of the problems to be solved and met the right partners to give new life to this project.
Exceeded the legal issues, such as the licensing needed to structural changes, the first step was thus the structural reinforcement of the slab in lightweight concrete, including the necessary propping and connecting elements in steel and resins as appropriate. Subsequently the structural reinforcements in the porticos of steel for layout changes are essential to the expansion of the kitchen and sanitary facilities.
Having not been possible, due to the structural reinforcements, the recovery of the original elements, all the interior design was developed to return to the spirit of the season of construction, with the replacement of flooring in oak lamparquet, footers, crown moldings inspired by art deco and vain interiors of large dimensions.
The pavement in lamparquet applied in spine and subsequently flattered and varnished with matt varnish, it is the soul of this project. The carpentry being new were terminated and enamelled in work to give a touch more traditional. In terms of thermal, the windows were replaced by aluminum with collapse of thermal bridge but with the metric identical to the original, and all spaces fitted with pre-installation of air conditioning.
In counter point to the spirit of the era, the sanitary facilities and kitchen were developed with a thoroughly contemporary approach, both as to the functionality and design through the choice of toilets and mixers of current design.
The meeting point between these two approaches is through the choice of common materials such as oak wood, common presence in all spaces.
